@Susanne Stauffer hello! Great question! I am a licensed agent and I purchase off market as often as possible. My broker @t@Tom Cafarella has built his investment business on the premise of off market deals. There are many cases where the client does not want to list but would sell to their agent. In Massachusetts as long as we disclose that we are licensed real estate professionals we are in the clear. I hope this helps. Cheers to your success!

@Arthur Rivera great idea. Depending on your state, what we do here in Massachusetts is a quit claim deed to transfer the title. the ladt time i did this it cost $250 for the attorney snd $100 for filing. Your bank might not like it, but at the end of the day it is similar to selling a house subject to the existing mortgage stating in place. Cheers to your success!

@Forrest Williams depending on how custom your flip is I think you will be fine. Most of the materials purchased for a basic rehab are all bought at Home Depot in my company. We very rarely shop around or go anywhere else since this monster chain actually has great discounts for us due to volume. Cheers to your success!

I have to agree with @Charlie MacPherson. As an investor and a licensed agent in Bristol County, I am currently working heavily in the Fall River market with great returns and an easy buy in price to get started for new investors.

The biggest part of investing in this city and any of the others mentioned above like, Brockton, Taunton, New Bedford and Fall River, is going to be knowing the locations as well as knowing which strategies work best in the different locations.

Feel free to come to any of the Real Estate Investing meetups we have on the southcoast and we can discuss the correct strategies for your goals and target cities!

You got it @Matt Andrew I might be starting to get a soft spot for New Bedford the more I see you, lol.

@Flavio Zanetti The market for tenants is very strong and we usually have more applicants than we know what to do with. The quality of the tenant will always be dictated by the landlord, so you will want a great property manager.
