@RJ Umphenour I'm guessing on a 5 & 7 /1ARM @5.75% or 30y @6%-7.75 on the commercial side plus origination and closing costs.

Yes 10 is the cap on conventional loans after that you are basically labeled as an investor and you have to go to the commercial lender world.

But for SFR there are investors lenders who have product that is a R/T 30 year amortization. But to give you more info Rent CAP purchase price and current value come into play.

@Neddie Smith your loan can be under your name giving you favorable terms and on escrow you can vest the title to your LLC.

@Matthew Thomas portfolio loan cash out refinance could get you the funds you need if your other properties have Equity.

One loan one payment. Use the funds to invest in your larger investment.

@John Thedford investment properties (residential SFR) can be places with prepayment clause loans. As @Brian Garrett mentioned the reasons.

@Toby Jurging Like Chris said it's a Commercial scenario, yes lenders will do deals like this it's about knowing the right lender and structuring the deal correctly.

@Frank Tarantino John is right. You are looking for a Ferrari in a Toyota dealership. Lenders will focus on different niche some do 1-4 only other 5+ only and some hybrid. Yes, Commercial lenders, as John said a Multifamily lender and there are out there it's just about having the right connections so you get exposed to them. If you have any more questions reach out.

@Tyler HOOD 50% LTV is good for a lender. They are definitely lenders that will do a None recourse on a commercial with this kind of equity I've been talking to quite a few this week on a daily basis. It just a matter of shopping for them. Local Banks (or any Bank) try to protect their money in any way they are not in the business of owning RE if the borrower walks away so other lenders are more involved in this space as they deal with Investors who potentially would take the property off their hands.
