@Justin Bush so those are the costs that you have had to experience from having a park with well water? If so, that’s pretty steep. And does your park have city water at the front of your park that you can tap into if need be?

Perfect person to have the first answers to my questions! Thank you for the advise. I’ll definitely do those items. What do you mean water rules in that state? And when would I need to redrill the well?

John, thank you for chumming in as well (pun intended). What are the costs that you’ve seen as far as fixing the contamination? And what do the costs look like as far as the on going management of having well water in general?

Hello BP, I am potentially going to buy a park with well water and City sewer. I have two questions: During Diligence what are the action items I need to do and things I need to keep in mind? generally I wouldn’t buy an ALL POH MHP. That’s basically buying an apartment. This is just my opinion though.

It’s pretty common. My mobile home park has different rent rates. What you wanna do is call around and ask what the lot rent is in the near by parks. You want to stay pretty close to those. Don’t go much higher than the highest lot rent in the area.

Hi All, I may be buying a property in Illinois. Do you landlords have a hard time evicting tenants in Illinois (for reasonable grounds of course like non payment and not following the lease and rules) from your experience? Or do you have a hard time with tenant-friendly laws in Illinois? Thank you, Gulliver

use Flex Shot tape to seal the roof leak and replace the outer portion of the roof that needs replacing. Cheap and quick fix. You can also used similar seal repair material for roofs. Go to a mobile home repair shop near you and they have things that could help.
