I just took a quick tour to San Antonio yesterday and saw the north side between the 410 and the 1604, Uptown/Longhorn area. I was able to spot a couple deals on the MLS (a fixer at $88K and an REO at 55K) that were SFH 3BR/1BA that would probably rent for 800-900 easy. Made me feel that great deals can definitely be had off-market if that's the stuff on the MLS. Might need to take a closer look at SA after I get back from Indy.

@Hank Keller, I'm also a future Indy investor and would love to see some numbers from actual rentals. I've gotten a lot of numbers from turnkey providers and flippers that just look too good to be true, would love to reality check them with folks on the ground. Maybe I'm just used to too many west coast rentals.

@Lanis Olanisa It's going to be hard to say, every area is different. Zillow now allows you to browse each zip code, see how much it costs, how many leads it gets on average and even estimates the ROI. Find lower cost zip codes where the cost per lead makes sense for you and maybe you can have success. I know people in San Fran and Sacramento absolutely killing in on Zillow and Realtor.com, spending $10-$20K per month on it. It just depends on your area and the money you can spend.

@Jayme Jahns I ran your numbers are you're already in the red with that mortgage, those rents (even on the high side) and insurance. Where did you get the $400 number? In WA monthly would be more like $100-$200/monthly depending on the age of the home. I have a duplex in South Kind County and it cost me $250K and rents are $3200 and it still doesn't always cashflow due to repairs (it was built in 1930). I wouldn't buy this one, especially if you want some extra cash. It's 100% an appreciation play and not in an area of high appreciation (Auburn). I'd try looking at properties in Tacoma or other areas if you want cashflow. All of western WA is getting very hard to do for cash flow due to the run up in prices these last couple years.

Hello fellow investors! With the goal of getting a couple rental properties, we'll be going to Indy towards the end of September and would love to meet other investors to chat and learn about the different neighborhoods and investing options. We have some rentals in Seattle in C class neighborhoods (Section 8 and the like) but would love to see if we can get something better in Indy that can get good cashflow + appreciation. Open to any nearby areas as well.

Any REIA meetings that are active? What do you recommend we do to get the most out of our trip?

Great post, thanks. So coming up with a plan for the property is  project in and of  itself? I can hire them to get the best use? Would love  a to do that and then decide what to do next. Do you have any referrals I can talk to?

KW Bellevue just got a new team leader so the jury is still out. Kirkland is a Ben  Kinney office and has a pretty great Team  Leader, I'd give them a try.
