And I need to do better at striking a convo, instead of letting the other person (the a**holes) control the flow of it! 


 Hang in there! Hardest part of calling is just to get started. Set a goal of 10 contacts a day, then bump it up to 20, then 30. If you can get 1-2 solid seller leads a day, stay there, good things will happen. In a few months the deals will start rolling in. Once you have a solid system in place where you know your numbers, you can start to delegate some of the calling to an Inside Sales Agent (ISA) so they can live transfer the hottest leads over to you and you can save a lot of time. It gets better.

 It's always been risky, you're supposed to have explicit opt-in, but its the absolute best way to get someone to actually read something you send them. I'm wondering if with the new A2P DLC regulations people are seeing opt-outs skyrocket?

This is what works best for my clients:

1) Driving for dollars. Drive around your target neighborhood and fin he old, unkept properties.

2) Networking. Attend local investor meetups, wholesalers and other investors can help you find starter deals that may not interest them as much.

3) Prospecting. Cold calling, mailing and dropping off materials looking for motivated sellers. It starts with building a solid list of high equity homes built before 1980 for instance. Hit those lists hard (I run a call center that does this sort of thing), and you will find motivated sellers that way.

4) Advertising. Running Google ads ("Sell my home fast or for cash") or Facebook ads targeted to motivated sellers is an expensive way to generate business, but also can work.

100% agree, you need to cold call yourself first, otherwise it will be the blind leading the blind or you can be taken advantage of. Richard, what counties have you hired great VA's from?

How has that been going for you? In my experience cold callers from Latin America are where its at. Native English and know how to close. Hit me up and I can get you someone. We've placed 350+ callers over the last 12 monts.

I'm assuming this was for a US based caller? International would be $7-$10/hr.

Hourly + bonus is the way to go. Use based will need to be $15-$25hr. International $7-$10/hr for talent. Bonuses range from $50-$500 depending on the kind of calling you're doing. Check out my video on the topic

I do this for a living. I run a large virtual call center for Real Estate. Here are my recommendations:

1) I'd also avoid the Philippines, Latin America is where its at. Native English speakers can be found for $7-$10 dollars/hr. Cold calling is a grind, but the talent is out there that can do it.


2) Inspect what you expect. If you've never done calling before, you can get scammed. You need to know what a decent conversation sounds like, what a typical caller should be able to do every day, week and month. You need to hold your caller(s) accountable.


3) Bonus for performance. Callers aren't in it for the hourly rates. They're in it for the bonuses. Make it rain when they help you sign contracts and close deals.

Those are great results for your first year. You should hire a VA to get the most out of that Mojo dilaer and calling lists you're already spending money on. On the super plus side you're doing the job yourself already (cold calling) so you know what great performance looks like. This will help in bringing someone onboard.

We run a lot of cold calling campaigns for investors as well as real estate teams, so shoot over any specific questions you have (we're not Filipino sorry). We've probably done it all over at powerisa.com

@Charles Bradford thanks for the insight, looks like I had the size wrong. I also just found out that the owner pays for water/sewer, which sucks since this will bring my cash flow projections down 20-30%. It's not the screaming deal I thought it was, at least not at $62500 I think. Tomorrow is the inspection and my first time inside the property so we'll see whats up and whether this deal is dead or lives on.
