 Hi Trinity, I've found that callers from Mexico and Latin America work best since they have excellent English (they grew up in the US as kids) and have the best sales/hustle skills for cold calling. Great callers can go for $5-$7 dollars/hour for prospecting. Let me know if you need more info.

All commissions are negotiable. Talk to local agents and find someone that 1) good and 2) willing to negotiate on commissions.

IMO yes, calling someone on the DNC to offer to buy their property would be a violation of the DNC rules since the purpose of the call is to start a business relationship (whether buying or selling something from them). Lots of folks do it though. They roll the dice. I would recommend scrubbing any list against known DNC litigators to reduce the risk, the only two times I've paid due to DNC violations, they were professional litigators. I owned up to it and paid up.

You've got a solid plan. Analyze the properties you have and start with the ones that look the most promising (area, size, price, etc). Postcards can work but you can also send a letter in an envelope addressed to them, personalized. Ask them if they want top dollar and that you have buyers interested (find them). Send out 30-50 per day or more if you can. They're more likely to open those if they're mom and pop owners.

Call them, thats the fastest and most efficient way to contact them + letters.

Brother, if you find a great deal and have no money to buy it you can find the money, money is always looking for deals, Partner with a buyer, do a wholesale, do a JV, get creative. If you have the deal, you have the power. Go for it! Best of luck.

If MLS and wholesalers aren't meeting your need then you need to market directly to sellers. What I've seen work best is having VA caller prospect target lists of motivated sellers (high equity, older properties, driving for dollars, etc). You can start very targeted and move up from there. They need to qualify both the property and the seller before handing off to you. Native English is a must and they need supervision and feedback. Not easy to start but very scalable once you're up and running.

I like having a virtual number to communicate with clients so I can hand it off to someone else if needed, I know when a call is business related vs personal, I can forward it to someone when I'm off, etc. Google voice, ring central or Vonage Business can work for this,

 SEO is awesome, but takes time and depends on how much competition there is. Google PPC is great but very expensice ($50+ per lead). In my experience good old prospecting can get you there faster and can cost less. Calling lists of high equity, older properties, or driving for dollars is a great way to start.

We've found the best VA cold callers are in Mexico and Latin America. Reasons being: they have Native English since most grew up in the US, they have a better sales/hustle culture, there is a huge call center industry there you can recruit from. Experienced cold caller are in the $5-$7 dollar/hour range + bonuses on results. Let me know if you need more info.

I found the cold caller off Fiver. Did you have a more reliable place to source a VA?

 Accent is huge, needs to be native English or its not gonna work. Plus they need to be experienced cold callers with a sales/hustle attitude. We find the best ones in Mexico and Latin America. Upwork and Fiverr can be very hit or miss. I'll reach out with more info. Good callers go for $5-$7 dollars an hour btw.

Some great suggestions here already. I would try to network with local wholesalers and investor-friendly agents, but at some point to really scale you'll need to market directly to potential sellers. My thoughts:

1) try driving for dollars in your target neighborhoods, find run down properties and send a piece of mail to the seller asking if they will consider an offer.

2) Mail, call and text. Leave VM's.

3) Try prospecting, get a list of high equity properties of older homes, market to them with mailers and call, ask them if they want cash fast and get rid of the home.

You'll nee to send a lot of outreach to find interested parties, and from them it will take several to find a qualified deal, That's how it works. Best of luck.
