Start with propstream and use a tool like Lead Sherpa to skip trace it and add phone numbers. The start calling like a mad man. Good news is that once you get traction you will be able to hire a VA to make the initial calls for you so you focus only on the hand raisers. Highest ROI will always be from prospecting. Driving for dollars sounds great but takes a lot of time and hits. Cold calling lets you talk to people same day. I run a call center for Real Estate.

Really depends on the age and maintenance level of the units. I have a duplex with a basement unit that would constantly have flooding issues every year. Huge pain until I bit the bullet and got it fixed permanently.

I run a Real Estate call center. My preferred script for pre-forclosures is "hey Mr Seller, would you consider an all cash offer on your property? 14 day close and as-is condition?", that's just the hook to get the conversation started, ask them about the property, condition, motivation, etc. I wouldn't touch on the potential foreclosure part on the first call, you first need to see if they're motivated.

I run a call center for Real Estate. Cold calling is a grind. For a regular residential deal you can expect a 5-10% contact rate on any list you call. This is the average. From there, you can probably get a solid seller lead from 20-30 conversations with random people. From there, it takes about 20 of these potential sellers to get you a deal in 3-4 months.

If you're calling higher quality lists, those conversion rates can improve a LOT, data quality is everything. Let me know if you have any questions, I do this for a living.

I have a piece of land my mom left me. It's in a city (outside the USA in Mexico) that has seen major growth the last 3-5 years and has great prospects to continue growing thanks to nearshoring and high cost of living across the border in the USA.

I spoke to an architect and it looks like a 4-unit building can be built on there. Total cost to develop would be aprox $380K USD. I have $135K USD, what would you do to get the rest? Bank construction loan? Find an investor? hard money lender? The monthly rents would be $4K USD approx. I think this deal makes sense just need the cash to make it work.

great point! i run a call center for real estate in case anyone needs help here, its always better to have a VA make 1000 calls, so you can talk to the 10-20 most qualified people.

Personally, I would find Facebook Groups, BP forums and subreddits where local investors congregate and add value wherever I can. Comment, post useful tips/tricks and people will start to reach out to you like clockwork.

 sounds great, my favorite circle prospect script is the Just Sold: "hey mr owner, I just wanted to let you know we just sold a home on 123 main st and guess what? we have X buyers left over that didn't get it, I'm looking for homes for them to buy, who do you know that might be interested in selling? how about youself?" Ask that question 20-30 times a day and with some practice you'll get 1 maybe even 2 people that are interested. Best of luck!

Absolutely overrated, most sellers have never heard of wholesaling companies, they don't really care about them, a motivated seller needs cash fast, if you can deliver for them and connect with them on a personal level, you'll get the business. Don't overthink it, get on the phone and start talking to folks.
