@Pratik P.  I totally understand not using a script, you're a natural and have it down. However, if you ever want to ad leverage and build a bigger team you're gonna need a script of some kind, even one to have folks ad-lib on.

@Pratik P., love that script. Yep, folks will definitely hang up if it sounds too scripted. Love talking to a fellow practitioner. Where do you get your calling lists? I always struggle with getting enough numbers to dial for  given area.

@Account Closed it looks like you're a pro at this. Quick question, do the private databases have phone numbers as well? Can you do a bulk query to get 1000's of numbers at once? I've been struggling to find good providers with unlimited searches.

@Leonard Lee there are tons of providers, some with cells and some without. Check out SalesDataList

@Eric Huang, down south near Tacoma or up north past Marysville. There are still cashflowing properties in the area, they're just harder to get.

Thanks for the input @Michael Conway. I agree, the crime map can be a little misleading with North Park "red" and most of National City "green", but it does help distinguish areas with high violent crime that really shouldn't have it (war zones) where there is no nightlife or reasonable explanation. Did you find it was super misleading for most of San Diego?

Welcome to Seattle and BP Eric. Be sure to listen to the BP podcast as well, some great information there. Investing in Seattle is challenging but the market is very dynamic and with so many folks coming to the area due to the strong employment, opportunities are everywhere. 

First things first, get your family living situation settled and start saving for your investment, which may in fact be outside metro Seattle if you're looking for cash flowing properties. Best of luck!

Very cool @Dan H., thanks for the input. I'm willing to go anywhere in the county, didn't know escondido had those kinds of values. What other working class areas would you recommend?
