Maybe post some more details of the bid.  Is the coleman unit significantly cheaper or is it $50 cheaper.  What are the warranty overages on each?  Are they the same seer rating?

So its a 4 plex, you live in one unit and have one tenant right?  So then you have two units sitting vacant?  Why not do the absolute min on one to get it rented, take that cash each month and apply it to the 4th unit and make it what you want it to be.  When thats done and you rent that, let the lease end on the 3rd unit and use the cash from unit 4 to pay for the full remodel of that.  Break it down into more "digestible" pieces.

I provide them in my rentals.  All of my sets have come off craigslist.  Occasionally the dryer needs a new belt in a year or two, but that has been about it.  Helps to get them rented easier.

In your post you say in your building.  Is there anything she could do to help you out around the building that you could give her a monthly credit for maintaining?  Sweeping the entry ways, vacuuming hallway etc?

How much of the landscaping has to be weeded?  Maybe it would make sense to pay to have some landscaping done to reduce the areas that need the weeding.  I find that concentrated generic roundup is fairly cheap to use for weed control.

I'm not sure if this is possible or not, but could you possibly find a bank or a lender that would finance your car since you only purchased it a few months ago?  That could free up some cash.  Auto loan rates are pretty low in comparison to some other options.

I started my first full time gig out of college back in Jan 2011. I purchased my duplex in August 2011 using FHA with no issues. Id talk to a couple local mortgage brokers. I would think you could do it.
