@Luke Petrozza, and @Chris Nowlin Lots of good ideas here. been trying to work out a similar proposal on a property myself here. Of particular interest to me is connecting with loan officers to get what Chris calls the top rejects.

@Ryan Moore I use both "OpenOffice" and "LibreOffice", These are free to use. I use OpenOffice on my MS PC, and LibreOffice on my Linux machine.

@Account Closed Since this is my first time buying real estate, I wanted as much protection as possible. I can change a light bulb, switch, etc...but if there is something behind the walls, or foundation...I want it not to cost me.

The warranty came in handy when I got my house a year ago.
