Hi Richard,

Echoing the comments above.  You can dig it out here, it just takes longer.  The three day seminar is fine as long as its not too expensive, but don't buy into the multi-thousand dollar courses they offer next.  Its a great way to get burned.

Hi Dan,

You certainly are correct about the market. Most houses I see stay on the market for less than one day if they offer even a marginal profit. My only way to find properties from the MLS is to just keep pushing the realtors. I work with five different ones in different locales. All I have educated to my particular wants and needs, but the market is still fierce. I get about twenty or so properties to evaluate per week this way. Most are NOT deals, but occasionally I get something.

The other tactic that I use is to approach other investors looking for sales.  Mostly I select amateurs that bought houses for vacations (I'm in a resort area locally) and have found that remote management is not all its cracked up to be.  I've had about six deals in as many months this way.

Wow Dave Toelkes, $2,000 in SC seems like a lot.  It cost $110 in state fees to incorporate.  Get a lawyer you trust to draft up the paperwork and then use the same general format time and time again.  Maybe check with the lawyer ever so often.  Says the guy that hasn't ever been sued BTW.

I would suggest that you google asset protection and look here in BP.  There are lots of good articles, etc. to help you decide what to do.

Check out the BP Education tab.  There is a great free course for investors.  One of the modules / lessons is on Business Plans.  Very good.

You can also put an assignment clause in the contract.  It depends on your buyer, but sometimes, they attract less attention.  Who has time to read all those clauses anyway.  :-)

I would go to the Marketplace to look.  In particular, there is a "Hard Money Lenders" market place where someone may be able to help.

I'd google any coach before I hired him.  Just to help you with due diligence.  Also, references are required.  Absolutely required.

Otherwise, a good coach is, well, a good coach!
