Welcome to our new Happy Hour meetup. No musty hotel conference rooms for us. This is much more casual and investors of all levels are welcome. Whether you're syndicating apartments or just trying to get started investing, come hang out and meet other investors, share knowledge, get advice, brainstorm, build your network, enjoy a drink and/or a bite to eat.

No fees. No presentations. No sales pitches. No pressure.

I'll be your host. As owner of Smart Home Investments LLC, I've been investing in real estate for over 10 years. My experience includes flipping, wholesaling, buy and holds (residential and commercial), syndication investments, lending private money, and now, hosting meetups. One thing I've learned is the more people you talk to about real estate, the more opportunities come your way. I'm starting this meetup to provide that opportunity to everyone in a fun, casual and inviting setting.

I drove by some in 35211 last time I was in Birmingham. Not a place I'd invest. It's D/F in my opinion. I've sent some of those deals to my team there and they say avoid. 

That said, I'm sure there's people making money there. Some people specialize in those type of areas but you have to know what you're doing. I just don't think it's the best area for an out of state investor. Especially if you don't have experience in the city or a proven team in place.

I've flipped in Eastlake. Crime is an issue. Cage your HVAC for sure. Our last few have taken longer than we hoped to rent and even had to reduce rent by $25 on a few to get them rented. 

You need to get a local's opinion on what streets and blocks are best. Some are actually pretty nice and some are "hell no!" Also be aware of vacant lots or houses next to or across the street from your property. Stay far away from undesirable houses with lots of people/cars out front all the time. Reach out to
