@Ramsey Blankenship Hooyah shipmate, appreciate the service brother. Haha the ending to that took me for a surprise. Gave me a good laugh. I dont have a particular routine in the morning however thanks to my work, I have pockets throughout the day where I use to study all things BP. Oddly enough I'm trying to set up particular routines for market analysis and RE homework during work hours when I'm not busy. This is a luxury I'll only have for a few more months so I'm taking advantage while I can.

Hi Tonette! I'm new to the community as well and super excited to meet fellow newbies on this new journey. I'm a Systems Analyst for the day job, but RE financial freedom is the goal! Wish you the best, and I'm sure we will be communicating in the future.

@Ryan Stahr This was excellent advice and information, thank you. Congrats on that 89% Loan-to-value. That sounds amazing! Being that I'm so new I'll definitely take your advice on requesting info regarding residential investment loan products. I'm just looking for as many avenues as possible to find "normal" loan terms

@Jason Hopkins Thanks for that info. Its actually a very small town, Ashland City. Murfreesboro is definitely possible as its only an hour or so drive if I remember correctly. Thanks again I'll have a look into those banks and get to work.

I'm new as well. I'm currently really working on understanding how to evaluate and analyze properties correctly. After reading many posts on here, it seems all it takes is a miscalculation on something and it has the potential to turn a property's profit upside down.

@Antoine Martel It is certainly a possibility. We are simply looking in the local area (Nashville outer banks) initially since we have family interested in doing the property management for us. Memphis is certainly possible and after you've mentioned the cash flow being better on that side, we will definitely look into that market as well! Thank you for your help.
