I had a similar situation in 2019. I was looking for a multifamily, but the ones available were in declining neighborhoods. Though I really wanted a multifamily, I pivoted to a new build SFH. I lived in the home for about 1.5 years and now rent it as a LTR.

The home cash flows $500 monthly now. I think I'm okay with that. 😏

I learned that sometimes it's best to get on base rather than go for a home run each time.

If DFW is your market, find the solution that helps you get on base so you can begin building long-term financial wealth. The numbers may not work for a multifamily there, and that's okay. Find what does and take action.

Sometimes, the best decision is the easiest. You're starting a new job, so maybe a BRRR isn't for you right now.

You have a FHA loan you can apply for as well as NACA:

NACA was formed in 1988 and provides an affordable option for potential first-time buyers:

Without a mentor to guide you, I would be cautious about purchasing a flooded property (as I read it).

If it's just in a flood zone, I think you're doing part of your due diligence now...and doing what you can to take calculated risks (and mitigate them where you can).

I agree with many in the post to house hack. Have you talked with a lender to get a good idea of the likelihood of purchasing in Florida now? You don't have to obtain a hard credit check.
