I'm active duty Air Force and spent a few years at Hickam...loved it!
There may be a couple of options based on market availability.
1. Use your VA loan for a multifamily/house hack. Again, I know prices are a lot higher there.
2. If you're going to be there for a while, consider getting your real estate license. With homes at $800K, a 3% commission will give you $24K gross. Sell a couple of homes in a year, and you're off to the races.

I recommend starting local and moving out. There are opportunities, but what's important is knowing your niche (e.g., STR, MTR, LTR, etc.) and running your numbers.

I recommend looking into using your VA loan benefit and moving out of military housing.
I'm active duty Air Force and PCSed last year. I've maxed out my VA loan benefit with three active loans now.
