Make sure the property will cash flow as an LTR first, so if the STR doesn't work out, you can pivot.

I'm active duty Air Force and maxed out my VA loan benefit with three properties.

Converting a primary residence into a rental is a great way to start.

You can also look to get your real estate agent license or license in another field of real estate, like home inspector or mortgage loan originator.

There are Skillbridge programs for real estate as well.

Like you, I'm a couple of years from retirement and wanted to start now to build a solid foundation for our next chapter.

NACA was formed in 1988 and provides an affordable option for potential first-time buyers:
