It's great to hear you've earned someone's trust to manage their property.
You have a unique opportunity to grow in a new space.
If you don't receive a contract from someone here or within your sphere, you can contract a lawyer on UpCounsel to assist you.
This is awesome! Happy for you!
I wish you all the best.
Thank you Hamp for the positive thoughts!!!
And the great advice -- I never heard of UpCounsel, I will check that out!!!!

I’m active duty Air Force as well and I primarily work with new investors wanting to purchase their first property.
What has helped me was narrowing down my niche.
Will I help a military member? Yes.
Will I help buy or sell a home to a non-investor? Yes.
I agree with the previous posts. Share your knowledge via social media and educate others.
My pre-licensing school provided info based on DiSC assessments that was really helpful. They provided what actions you should take based on your personality type.
I hope this helps.
I wish you all the best.

House hack. You’ll get the best terms when you owner-occupy.
Start small and take action.

Welcome to BiggerPockets!
I'm an active-duty Air Force member and part-time real estate agent. It's been a balance, but it's doable.
Some brokerages may specialize in real estate investing, and others provide avenues for it but no instruction. Find a brokerage that fits your current lifestyle. For me, I found a great cloud-based company that doesn't have a lot of fees.
I've also found that being a real estate agent can provide another source of income for your family (and investing). It doesn't take much to do much.
I wish you all the best.

I recommend taking care of your family first if you don't think you'll be able to purchase another home in 12-18 months...unless you use your VA loan.
Plenty of great deals will be waiting on you when you're ready, but you only have one family. They've traveled with you throughout your career and made sacrifices. Take care of them with a great home.
BTW, I'm active duty Air Force retiring in a couple of years...I have multiple VA loans as well.
I wish you all the best.
