What I'm finding in our market is that it takes a bit of patience to find a desirable property. They are out there (even on the MLS), but it takes a little time and strategy to see what might work for you.

Because you want an owner-occupied property, having significant repairs may not appeal to you...and that's okay.

Find a great investor-friendly real estate agent that can help you navigate these "mirky" real estate "waters."

I believe your house is out there. Give it time. You'll find it.

Based on what you're sharing, I would flip the house. With the potential of receiving $63K (not including other costs), you may be able to purchase two other homes. One you can purchase with a FHA loan and another as a rental…or reload at the auction.

You have a great “problem” here, but I recommend running the potential numbers of each strategy to be sure.

I'm active duty Air Force with three VA loans.

1. Do you have enough VA loan entitlement left to purchase another property? Check the limits for multifamilies as well. Of course, you'll need a qualifying reason for moving in the city.

2. Have you researched Navy Federal loan programs? Without being banned for advertising, they have a program that you might find interesting for members who exhaust their VA loan benefits specifically. I used this one too.

House hacking is a great way to get started in real estate investing without a lot of your own capital to start.

Rhode Island provides down payment assistance for first-time homebuyers: https://governor.ri.gov/press-...

Plus, if you're eligible to use your VA loan benefit now (depending on your time in the Guard), you can use it to help you start your portfolio as a primary residence (1-4 units).
