Interesting...

I'm originally from Compton, CA and my dad had Section 8 tenants in his investment properties.

He spent thousands after many of them departed to get the rental livable again. But he also had a couple of tenants that caused no issues for over a decade.

This isn't a niche for the faint at heart, and I wouldn't recommend doing it for quick, easy money. You may find that it won't be quick or easy.

Don't worry about restarting if selling your primary residence is the best option. Sometimes we don't want to give up what we have, but sometimes giving up one thing gives us something better down the line.

Run the numbers and take action.

Real estate is a journey, not a sprint.

I recommend pausing until you decide whether to relocate and save the $25K for any needs in the transition.

If you own your current residence, I recommend renting it as a short- or long-term as well.

Once you're settled, I would re-engage on the investment property.
