Hi @Blake Edwards, Feel free to PM me and I can give you some information on how I can assist. We only do private money loans for investors doing rentals, fix & flips, and ground-up. 

Hi @Mark Weinberg, They are usually the same - same LTV x100. A great option would be the fix & flip /fix & hold loan and then you can refinance with conventional or private for a 30 year fixed rental loan.

Those are some great things things to be looking out for. I would also recommend running a credit check to make sure they have been making payments in a timely manner.

Hi @Michael Ricklick - congrats on your first purchase! You definitely want to do your due diligence when choosing a lender and find who is right for you. At the end of the day this is a working relationship and someone you can do repeat business with.

Hi Johnny! You have a few additional options here. You can use private money for additional projects or you can definitely do option 1 if it is more convenient and you want to stick with the conventional route.
