@Tim G -- My mentor agrees with you. He doesn't want me to have a realtor sell it. The mentor and I are already splitting 50/50, and we don't want to have to also split with a realtor.
@J Scott -- That's a healthy list you have there.....thank you! I intend to do all those and also put an ad on MyHouseDeals.com.
The seller's lawyer will be faxing me the signed contract tomorrow, so once that happens, it will be time to put the second half of the wholesaling process in motion!

Thank you guys......those all sound like excellent suggestions! It just so happens a couple of realtors have been trying to offer me a chance to list properties with them. Maybe now is the time to go for it!

In a couple of days, I'm going to have a SFH on the southwest side of Chicago under contract for a discounted price. I fully intend to flip the property to an investor/end buyer. What are some of the best ways to find cash buyers in an area like the southwest side of Chicago? I have a hundred bandit signs I've purchased, and I have an evoice number I'm renting.

Has anyone here every hired a bird dog to go ugly house hunting for them? How do you pay them (i.e., by the hour, day, week, house)? How do you pay them (i.e., by check, Paypal)? Are your bird dogs trying to get into the business or are they just looking for some quick cash?
