I have also been really happy with Stessa. What do you use for managing properties? I am wanting to manage maintenance requests but feel I am going to end up doing double entry between two systems.

 For our management portfolio we’re on Buildium. It’s more than the average investor needs though. Just use a spreadsheet if you’re dealing with <10 properties.

Hey Yousuf, I'm a broker and investor here in Sacramento. We are targeting West Sac, Natomas, Oak Park, and some other areas of Sacramento metro. 

I love Sac because it's relatively friendly towards STR, which is my specialty (I host over 100 Airbnb listings). Reasonable prices and consistent population / rental growth.

If you're looking in NorCal, Sac is definitely the place to be.

Hey PK, I'm a broker and investor, NOT an accountant. The CPA's above seem to have answered your question comprehensively, and just to summarize, you don't necessarily have you wait 5 full years, just fulfill 2 years of primary occupancy *within* the last 5 years. 

Some of our clients sell their portfolios in expensive markets like San Diego and reinvest (via 1031 exchange, or in your case it's not necessary) elsewhere. Sacramento is a great option if you want to stay in California, or choose another cashflow positive market.

What's up Cole! Great to see you guys jumping in. I'm a local broker and investor with over 100 investment properties under management, mostly STR. If you're concerned about the state of the market, I might consider some creative finance deals. These require lower cash invested and you might be able to access lower interest rates that way, so short-term value fluctuations won't matter so much.

 I’m a broker and property manager here in sac. I own a triplex in west sac and absolutely I would buy anything in West Sac right now, I only wish there were more inventory available. West Sac is developing rapidly, it’s only a stone’s throw from downtown Sac and there’s plenty of opportunity for infill and redevelopment. I anticipate massive growth in the area.
