What part of KS? KC area? Try John V Doull at cornerstone bank. They are aggressive in financing investment properties.

The good news is that you have selected two good markets in KC and Cleveland. I think that a duplex is a better option. Even better is a fourplex. Dig deeper and and a bit more patient but make sure you have a lender that you can act on asap.

Consider requeirng rental insurance. Make sure to have a pet policy that is strong. Stick to your lease closely. Hope that helps!

Easiest and best I have found is Cozy.co. free for everyone other than tenant paying for their credit check. Very easy to manage.

I am an investor and an agent. I would suggest determining if you enjoy every aspect of real estate - finance, contracts, working with people, showing homes, driving locations and doing tours. If so, yes. And, I would also suggest getting a 4 year degree in business or marketing from an accredited state school. Hope this helps!

An out of state investment in a cash flowing city like Kansas City works if you have a great team on the ground. Some that have a great reputation and know the market really well and have results to prove it. Search and you will find the best. Hope that helps!

I've heard good things about South Kansas City with the Bannister Federal Complex revitalization, Cerner, and some recent commercial development.
It's blue collar. The only issue with this location is overpaying based on promised rent increases. Rents will increase but will take time. Make sure the in place rent will cash flow the deal. Happy to chat further!

@Jonathon Nila Broker/Agent is used interchangeably - meaning that I broker deals but I am an agent, technically no a broker. Typically, you have to be serious and know what you want before a broker will take you seriously. A pre-approval letter and a track record helps.
