@Jordan Gobely You could try @Nathan Brooks as I believe he has some turn key rentals. I would recommend to work really hard and save money fast - beans and rice rice and beans to make up at least 3.5%. Also get another W2 job so you can be approved for a duplex. Then, I would buy a duplex and live in one side and rent the other. This way, you get an investment property for 3.5% down. Don't give up and save hard!

@Alejandro Guerrero Awesome work. Keep going! Before taking the test you will need to select your brokerage firm. The best place to start is United Real Estate. If you are not a fit there call around and interview all of the brokers in your area that might be a good fit. Be kind and courteous and you will be well received. Good luck!

@Zach Hall I too am in Kansas City. I think taking a longer look at deals is acceptable but I also think that the market is so solid in KC due to the diversifcation of jobs, low (considering) unemployment rate, and our focus on recession resistant markets has kept KC above most markets for multifamily real estate investing. That, coupled with the investments in new construction in the urban core has propelled us. I was just talking with @Logan Freeman for our weekly multifamily minute about how KC is doing compared to other markets.

@Clint Carlisle I think $550-$600 a bedroom is what I would shoot for if they are decent sized and have closets. Also depends on if it is a quiet street and how close to Brookside it really is. Congratulations on keeping an asset that you know will do well for you in the long run!

Great work and a good price. They typically grade for $100k a unit or more pending on size in this area so you did a good job.
