I am a broker here in KC. Are you looking for multifamily or single family? I have some off market sets of single family homes and condos as well. Of course, I also have a lot of multifamily. Just depends what you are looking for.

Yes a 1031 exchange is a good option to start over and allow you to defer any gains. Get a good agent that knows how to do a 1031 exchange.

I am not a PM but a multifamily broker here in the Kansas City Metro. First Space KC. Penner. Scudo. These are names you will hear but just depends on location and asset type.

Have you run numbers on multifamily? I have a duplex off market for $450,000 or so in Johnson County that rents at about 1800 per side. Just something to think about happy to chat more about KC.

1031 exchange is powerful way to level up location, cash flow, or passive investment especially into multifamily. Definitely some good markets out there for 1031. I am partial to KC :)

Is this for multifamily property or just a single family home? May just ask your PM to get another quote or two. KC is a large enough market that it could be an ok price just depends.

In short it is all about you and what you want. Do you want to 1031 exchange into a cashflowing market like Kansas City or keep there? Right now you have a lot of untapped equity. That equity can buy a lot in the midwest. If you are thinking about exchanging here, I am happy to have a conversation on replacement properties and returns you can get in KC.
