Thank you @Jim Goebel and @Chad Matthews!

I am looking to do my first RE investment and want to better understand the the generally accepted/widely followed rules to ensure that I dont loose money.

Chad - to your question about my risk tolerance - Its pretty low - meaning for my 1st property I want to make a safe investment in a class A/B neighborhood with stable rents. I dont want to be too aggressive and burn my fingers and get turned off. After rehab and refinance, 25% LTV with some positive cash flow was what I am looking to do. I am looking to hold for about 3 years.

Hello,

For BRRRR strategy, is there a good rule of thumb (either your own or a generally accepted rule such as the 1% rule) for what the cashflow should ideally look like after refinancing and pulling out your initial investment? I am talking about cashflow to you after PITI.

Is breaking even good enough?

The properties I am looking at are in Northern California.

Thanks!

Hello,

I am located in Northern California/Bay Area.

What is the best way to find trusted/reputable GCs in this area? YELP? Angie's List/CraigsList?

Or is going to meetups and connecting with other RE folks the best way?

I am looking for a GC for a rehab project, so wanted to pick your collective brains.

Any/all help would be much appreciated.
