 be careful some states have maximum on interests rates you can charge even on private loans. I would go through a lawyer to protect you and the one lending the money.

If it is paid off you will have to do a DSCR loan as most lenders will not do a HELOC if there is no 1st mortgage on the property at least the lenders i deal with. I hope this helps you decide what your best options are.

 Most refinance are a 75% of value and with a 620 credit score you can guarantee it will be less than 75%. If we figured out at the high of 75% it would be approximately 656,250. so you would not get enough out including closing costs. So I would suggest selling and getting credit back up and moving on to the next one with some cash in your pocket!
