I'm an agent here as well - 

Responsive 

Finding good deals or helping them with number (comps)

Not letting them buy a bad deal especially if they are new

Educating them about how to structure your offer to make it most competitive/most investor friendly (rolling concessions into the loan to improve CoC Returns)

You need to change your investment strategy. BRRR in the sense that is blasted on the BP forums and podcasts where you can pull all of your money out and reinvest WHILE getting cash yield is not going to exist in any major metro with population growth because of what has happened from an appreciation perspective in the last few years. You're a little late to the party. You're going to have to look at other cities or other locations within major metros and suburbs like Brooke mentioned above.

You're correct 40% is down is not a great use of cash but there are still investment properties in DFW that will get you 6% cash on cash with 20-30% down. And putting down higher cash into a rental that is going to cash flow/appreciate/get the debt paid down at a 3-4% cash yield is infinitely better than waiting on the sidelines for a year while prices get higher and yields get squeezed even more. It might make sense to do something like that as opposed to going BRRR on your first investment (assumption) and wait for the market to turn.

We are at the point in the market cycle were you probably aren't going to be finding a BRRRR in which you can get all of your cash out after a rehab. All of the inventory is squeezed and some wholesales are able to sell their deals at 85-90% ARV right now. Try finding a different strategy or altering what you want from a returns perspective. Dallas is hot, lots of people are moving here.

As far as finding deals, that's what it takes. Constantly analyzing, talking to people, wholesalers, etc... You'll eventually find one that sticks out and you'll need to act quick. 

@Laura Guy this is why smart people are selling in liberal ********s and buying in right wing counties/states. It’s insane to me how you can be a liberal/progressive and be involved in any type of rental/free market/real estate.

If you do a rent by the room or ADU house hack you can use conventional. If you are looking to owner occupy a duplex you'll have to use FHA to take advantage of the low down payment.

Find an agent who will give you some good ones. If you ask them for referral's they are automatically going to think you are wasting their time and will be a headache to deal with.
