@Johnson T. Yup. It’s been that way for awhile now. Anything on market your best deals are going to be cash flow neutral.

Think we have some substantial room for run though still here. Business and people are flocking.

Been a goal of mine too! Looking to find something that cash flows and some place that i can also go up and visit a few times a year to ski!

Any agents/investor's out there that have STR's or Air BNB near ski mountains or in ski towns in Colorado? Looking to get some more information as i'd ultimately like to buy a place up there in the next few years.

Join a team or a broker where you can learn the first year. Once you have referrals and know what you're doing go find a brokerage that let's you keep all of your money. Brokerages honestly don't do anything once you hit a certain level other than take your money. Real estate is all about your personal sphere. 

I've been house hacking for the last four years in DFW and have helped probably 15 or so investor's do the same! I'd love to connect and help you out. There are still deals out there even in the crazy market.

You don't need to use BP leases. Texas has a standard residential contract lease form on TREC you should be using. Tell your tenants you will be raising the rent of them. If they are fine with it great you don't have to get someone else if not then you need to market your property. And yes you should always screen your tenants. I use aparments.com but there are plenty of places out there.

@Jarvis Davis I’m 50/50 retail/investors. If you want to be an investors agent your number one goal should be finding good deals for investors.
