Post: Wholesaling as an EXP agent seems impossible, please help

great way to get sued... really the only workaround is the set up an LLC where you own a piece of it but someone else is running the wholesale operation and you contribute cash and advice in certain scenarios. I'm sure there is still risk is that too.

Being a part time agent is hard. You need to treat it like a full time job in order to actually make it sustainable and make continual money on it. 

It is definitely possible but you have to be willing to GRIND for multiple years, i got my license and did it part time for 9 months while i was working a full time CPA/Finance job that required min 50 hours a week. It was tough but so worth it in the end.

To answer your question people have always thought this. Its not as easy as it looks to replace agents just ask Opendoor.  I have been an agent for the last 2.5 years and have made around 3x more in those 2.5 years than the first 6 years of my working career combined. Worth it? 100%. I also love what I do and am able to help other people build up their net worth.

 This is very common and typically what I charge. I don't really do rentals though, you can probably find agents who do it cheaper. You get what you pay for though.

If you are looking for duplexes in DFW at that price point there is a very high chance they're going to be in the hood. If they aren't in the hood, they are going to be very distressed and you are going to need to plan to do some rehab. Sub 275k just doesn't go very far here anymore with the price increases we have seen the last few years. Even if you go way out and try and house hack a single family, you probably won't have the same tenant demand and best case you can hope for is a 4 bed, 2 bath.
