Patrick L. a few need minor rehab. I have yet to study the areas that they are located in, but $5K may be a little too low. The price of package will depend on the location and surrounding areas. But, I'll look into it to determine if it is worth my time and effort.

There are investors who buy in Detroit Todd P. All of Detroit is not bad. I'm just trying to determine if this is a good deal to wholesale. I'm not looking to buy and hold at the moment. But, there are a few areas in Detroit that are producing good rental income for investors.

Does anyone have any experience dealing with Bulk SFR Packages? I came across a guy who owns 10 SFR in Detroit, Michigan and he wants to sell them. Does anyone have any good experiences with Bulk SFR Packages that they are willing to share?

@Kyle N. I have not started yet. The buyers I'm dealing with don't seem worried as long as I can find properties that meet their criteria in specific locations.

I'm learning how to wholesale properties. My mentor told me that on average wholesalers who wholesale Detroit properties can earn $2k-$3k per deal, but more money can be made in the suburban areas. Does anyone know of any areas in the Detroit suburbs where I can earn more money per deal? I want to carve out a target area somewhere in the suburbs. Thanks.
