@Nik Krohn, to add the bit on rentals and what we're able to get. Due to the housing shortage, the rental market has done really well too. I'm in Millcreek, UT (Sugar House) and while I could get about $750 last year for a 430 sq. ft. 1 bed/1 bath, we just rolled a new tenant over for $850/mo. We are looking at an Airbnb and Home Away (VRBO) strategy for our 550 sq. ft. 1 bed/1 bath third unit. local averages show we should expect to average $1400/mo. using this strategy. You'll have to look into the laws and regs in Saratoga Springs, but in Salt Lake, we can approach this strategy with a minimum of 1 month agreements which narrows our market, but still creates a greater ROI potential as some traveling workers prefer this type of lease option.

@Andy C. I do currently manage my properties and a few others but am not looking to expand at this time. I have heard good things about AAA Property Management but I would not use Evolution Community Management. We've had multiple poor experiences with Evolution. Best of Luck!

Hi, glad to hear you're a "newb" like me:) BP is a great place to be. We are also looking for a small multi for the purpose of house hacking. Utah is also a hot market right now. I don't know that there is a more profitable strategy for new investors. Good Luck!

@Skyler Smith My mentor is a lender by trade and an investor on the side. He also started to pursue his real estate license but was advised by his dad (who was a licensed agent) not to. His dad said he license training is designed to teach an agent how to stay out of jail, whereas proper self-directed investor training would teach him how to invest and manage investments strategies, tenants, etc. As new as we are I feel our time is best spent learning to invest, but later could be getting a license.
I like what you said in your original post about being able to assist in the agent's efforts. I feel this is gives me some much needed direction.

Welcome to BP, we love it here. Will you be working with any small multi's or just SFR's? We're looking for multi's in Utah, Salt Lake, and Davis Counties. I don't know if it's common to find Wholesalers working with small multi's at all. Thanks, and Good Luck!

@Skyler Smith, do you think @Brandon Turner will ever get his license? I've considered getting mine but was advised against it from a mentor as we're newbs and therefore should be spending our time learning about real estate investing. What helped you decide to pursue the RE license as an investor?
