BTW,

This is not hardfast, but generally speaking...

"coach" is someone you pay for their services
"mentor" is someone who who does it out of the goodness of their heart

In most states it is now time to consider running for political office... no, not the big offices, the small important ones:

City or Borough Council, County Commissioner or Supervisor, School Board, Tax Collector, Treasurer, etc.

For so long we have left these positions to those that want to use them as a stepping stone. We left these positions to those with political aspirations beyond the position for which they are running. We have left these positions to those who do not really want to serve, but want to be served.

Times, my friends, they are a changing. YOU need to run. You need to run for the RIGHT REASONS. Go make a difference in your own community.

At the very least, recruit someone you trust and believe in, and do everything you can to help their campaign.

I was speaking with a good friend late last night who has taken the plunge and is an official candidate for local office. He shared how lonely it is and that he expected many more people to be involved and help his campaign - especially since so many had encouraged him to run. As a local elected official myself, I empathized and agreed that I hoped America would wake up and take charge.

This is YOUR WAKE UP CALL.

I ditto that you MUST always have an expiration date. I am really surprised at the poor advice of this Realtor of yours. You should investigate this fellow further. Did he just really mess up one thing? Or, is he a screw up?

As Harrison alluded to, but did not actually say, often your deadline will expire and they will not have signed. Then, at some point after the expiration, they may come back to you. If you stop to think of it, the roles are now reversed. They are making an offer (the seller) and it is up to you to accept (the buyer) in order to have a contract. This may not be readily apparent if they simply accept what you previously offered, but is much more clear if they 'counter' offer.

Times are tough and this post may sound harsh, but I speaketh the truth...
There is no magic here. It is like the ruby slippers - you have had the information all along. Your post lays out a nice plan, let us take it a few steps farther.
Get rid of all other debt. Find places to cut financially. Cable can go away, as can internet service, as can eating out... What else can you cut?
Pay off the debt. Then, start saving for the ARM bump. Get another job if you need to.
You have an opportunity that most others never do - foresight.
This is not a problem if you take SERIOUS steps to solve it now.
For example, why in the world would you pay to fix the pool when you have an economic crisis looming? A pool is a luxury item. You must forego all luxury items until you get yourself back on your financial feet. If you want to 'treat yourself' - buy a candy bar once a week as you head to your second job.

You have not really given us enough information to answer your questions specifically.

However, in most cases, you are without solid options.

Let me explain...

Generally, an offer gives the opposite party (the seller, in this case) a time period by which they must respond. It can be 1 hour or 100 years - it is up to the offeror (the buyer, in this case). Common is somewhere between 'by midnight on the offer date' to ' within 5 business days'. If you had a similar clause in your offer, and they accepted the offer AFTER that time / date - you have a real solid case. Essentially, they accepted an offer which was no longer valid; thus, there is no contract.

If, on the other hand, they accepted your offer within the prescribed period of time, you now have a contract. Your only recourse is to review the default provisions of your new contract. Expectation would be very low to assume you can default on the contract and then come back with a lower offer that they would accept.

Have you looked into REI clubs in your geographcial area?

That would be the first place I would start.
