We have found the best thing to do is to buy new off the shelf, the whole package. Assuming the new fits the old frames, you can just recycle the new frames, or replace them as needed.
We do the same with windows when both panes have been broken.
It is not always the most economical when looking just at materials costs, but when factoring in time and difficulty - it is the easiest and fastest. For us, it makes this option the cheapest in the long run.

Save the $ on QB Premier. We use QB Pro and it is great. It is not quite half the price, but is much cheaper.
I also use Quicken (at home for personal finances) and recommend QB Pro for the business.

We had a situation recently that ended well, but got me thinking...
One of our 'better' tenants decided to break her lease and leave early. She gave plenty of notification and we negotiated an exit strategy. What we did not realize is that another lady had moved into the apartment a few months prior who was not authorized, meaning not on the lease and we were not aware she was there.
What really happened is the new lady wanted to stay. She completed our application, passed our screening, paid rent & security deposit and we signed a lease. We rented the place out with zero unpaid down days.
HOWEVER.... What if the tenant had moved out, but the unauthorized lady stayed behind (not on lease, no payment, etc.). Would we have to go through the long eviction process to get her out? Would she be considered a squatter? Thoughts?

Beautiful country where you live! I had the pleasure of being stationed at Shaw AFB in Sumpter, SC while in the USAF and dated a lovely gal from Charlotte (granted, it was a decent drive, but it allowed me to see the countryside). BTW, I ended up marrying a Sanford, NC girl, whom I also met while in Sumpter.

We have been in business for 11 years as an electrical contractor in Central PA. I find it odd that in that entire time only one homeowner or REI has asked for proof of license and insurance.

I am a strong advocate of the simple approach - use the MLS. Banks almost always use an agent who almost always posts on the MLS. In fact, we have tried to end around this a few times and put in offers before the property 'went live' on the MLS. Our offers were refused until the the property 'went live'.
