I'd have to say that would give me some pause.  Probably not a complete deal breaker but I'd want a considerable concession off the asking price because of it.  And you'll probably need to do some landscaping to prevent any future issues or keep it from getting worse.  Lastly, I'm not a huge fan of that fix but it'll hold.

There's a pretty strong Chattanooga investment group.  Check out the facebook group.  There's a Monday investor call and a monthly meeting.

Yeah I give the preferred option as paying through cozy but my lease says they can mail a check in as well.  I've got 1 that doesn't use Cozy at this point...

I've used Cozy for almost 2 years, I love it.  I upload all my expenses and lease documents on there as well.  It's free as long as you are good with them holding your rent for 8-9 days.  I also use them for the credit and background check.  It missed a few things on my last applicant I declined but I had another check (state record search) that caught the bad apple.

I only wish I could upload receipts that are returns (showing a negative number).  And I wish I could edit the application questions.  That's my only two negatives, and I can manage around that.

Single families are easier to exit, larger market.  I want a good mixture of all the above.  I like duplexes and 4plexes because it's cheaper for insurance (per door), there's 1 roof, etc.  But the singles have less turnover so it all averages out.  Less phone calls from the singles as well, they see themselves as partners and not just tenants.  They typically take way better care of the property and don't view it as short term.

I'd plan on pumping it every few years regardless.  Maybe every year and you might be okay.  I just spent 5k on septic work, it's not fun...  But I had them put in a pump out port so it'll make it a lot easier moving forward.

Surely that's a violation of the lease.  And if you don't want the hassle have you thought about turning it over to a property management company to do the heavy lifting for you on the eviction?  It would be worth the cost to get the stress off of you I'd say.

Free labor?!?!?!?!  Sadly I'm all but finished with my current duplex, I would have let you experience a ton...lol  If I pick up another one soon I'll reach out, I do a lot of my own work.
