  Hi BP friends, I need help with some direction or ideas. I’m in a market in upstate New York, where no one works , everyone is on some sort public assistance, tenants struggle to pay Their rent, and I cannot find decent contractors. However, I owned 6 properties with a commercial loan  , I just sold one  that was owner financed and I have 50k now. 
 

I have several ideas , 1) get rid off my credit card bills, or 2)  pay off my commercial loan which is 58k , and I would own the property outright and do a re-fi. 3)  Sell my properties and start fresh which all together I can possibly get 175k.

I do have a full time job, which pays for my car note and my sister and I just share a mortgage in New Jersey for our private residency. 
I know I have a lot going on. I’m just scared that If I hold on to this money long enough it might disappear. I just want to scale up not down.

If you feel you must do this, I would structure everything so that the work and the tenancy can be unwound separately.  I would pay him market rate for trash out and renovation work and specify the work in an independent contract. I would have him complete an application AND do a background check on all residents, then sign a market-rate lease.  Do not mix the lease and work.  Trying to fire him for lack of work or evict him (for whatever reason) becomes a disaster situation if you have intertwined your lease with the contracted work.

 I'll tell you from personal experience not to do this.  I did this exact thing on my very first property and got burned by the tenant badly.  I'm not saying not to rent to the person, but you definitely want to keep the tenant/worker relationship separate.  Have them rent strictly as tenants and if you need work done, you can hire him or someone else to do the work.

I did this a few years ago.

The thing is, contractors, handymen, trades folks seem to have a 2 year life span. They are GREAT for 2 years and then seem to disappear, go to prison, become alcoholics, or die. (Seriously, this happens everytime). The guy that I did this agreement with became an alcoholic. He stopped doing any work and stopped paying rent. (Started out great and was an excellent resource). 

As Nathan mentioned-Have him pay rent as normal, then pay him for any work done. That way you have grounds for eviction if he doesn't pay rent. If you have a "work agreement" how are you supposed to prove it's not done/not done right. He might say the place is cleaned out of all junk, you might disagree...then what? With a rent payment: It's either paid or it's not.

  My sister and I bought a single family House in New Jersey. We all live in it, and we are excited. We used to rent in New York City , and rent kept on increasing. Like New York , New Jersey is an expensive market. We have a little over 17k and we would like to use it as a down payment to invest in smaller markets , like Ohio, Little Rock , or Indiana. We want to try the “snowball effect” and to grow portfolio.
Any advice or suggestion would be appreciated.

I need to re-do all the walls in the apartment. The last tenant totally trashed the place. I bought the materials like sheet rock,  and  plaster. I would like to try a contractor, and have him do two rooms. I think my dad and I will probably do the rest. I feel that all the good contractors are busy. I got other properties that need rehab as a well. My properties are in Endicott NY.
