omg! You guys are pretty genius. I don't know why I didn't think of half this stuff. So I'm new to investing and BP like Matthew. BTW hey there Matthew! @Chris Lad, I didn't know we, wholesalers could sell houses to company entities. Are we allowed to wholesale a deal with established local companies that have their own wholesalers??? Also, on meetup meetings, what you said about emailing the agent/investors first even before going out was pretty awesome. Thanks.

Hello Fellow BP'ers,

I am struggling to find an affordable method of advertising to build my Buyers List and advertising to sellers. Bandit signs are illegal, but smaller signs are not, in some areas. I have yet to receive any phone calls. I just need some stellar marketing ideas to attract both buyers and sellers! THANK YOU in advance:)

being done already. I need more marketing strategies than yellow letters and social media, of both which I use.

Thank you Justin B. I've just become pretty passionate about real estate investing, wholesaling, lease purchase options & buy and holds. After listening to Robert Allen's "Multiple Streams of Income." I have been HOOKED.Also, I want to study a bit more before jumping in. I think Action is definitely necessary, but after the first offer. By the way, the first house I offered on was a bad but great learning experience. She asked me questions I couldn't answer. I pretended to know what I was taking about but she knew I HAD NO CLUE. I know the answers now but more studying and actually shadowing a successful investor wI'll be my next step.

Hello EVERYONE! :-)

I'm Henrietta and for the last 3 months or so, I've been studying wholesaling investing and contacts. I actually prematurely approached a seller a few weeks ago, with a offer. I was nervous and obviously not knowledge enough. She went with an established group of investors.

I need a competitive edge. When I first started studying real estate investing. I came across a double Decker deal. It's two homes right next to eachother. I nervously called the owner. This was before I knew anything about wholesaling or real estate. I didn't even know it was possible to contract homes with no credit, no money and receive all cash offers. In fact, when the guy told me that he only wanted cash. I laughed at him and said, "who has cash line that?!"

Needless to say, I'm embarrassed now. Anyways, I happened to drive by the properties today. They're still for sale!! They are quite a ways a way from me. Anyways here is what I know about them so far:

1st-4 bed 2 bth/ finished basement//attached garage/ full yard/

A.P.-$166,250 & $144,440 or both houses for $245,600

A.R.V.-$211,250 & $189,440

The owner told me he almost had a buyer but the buyer backed out. At the end of the call he said he only wants me to make an offer if I take both. I am still unclear if he won't let me offer on one. WHAT DO YOU SEASONED EXPERIENCED INVESTORS THINK? Should I wait & learn more about contracts etc.? Or should I go for it??? HELP PLEASE :-)

Thanks for your response, as I saw your response I was pulling over to plant my first bandit sign..Lol..just kidding. As for the small billboards you're talking about. Do you mean, basically white construction paper sized? I see those on the side of the freeways too. They look similar to yard sale signs. Is this correct? 

Maybe it is not hard to do for you, but have you stopped to think, why do many investors not want to get licensed? There are a number of reasons! Honestly Ryan, I think you are a rare breed. There are not too many guys that would think as creatively and would stick with something like that. That's harder than wholesaling, in my opinion. Also, you are basically negotiating with every single person you come across. I give you props for your hard work! AMAZING. Now, I am going to go back to what I was doing...lol

So I called the Local Planning Commission and one guy said I needed to purchase a permit. He then transferred me to the guy to get the permit from and that guy said that bandit signs or any for sale signs that are not on or near the property are 'ILLEGAL.' I am pretty bummed because I see them off of freeway exits and I am just confused about the whole thing. I know bandit signs work. I just do not want to put them out and get a ticket or worse, arrested. Any other effective marketing ideas???
