I agree with Chris Martin and also, if it were me. I personally would want (need) to at least approach a few sellers & contract-then flip some deals. 

To be a good business man and run a solid, working business model. You need to be able to relate, give honest advice, know what you're doing, etc. It could be done, but chances are it will fail, simply b/c you have little idea of what you'RE doing. 

I have a cousin who has started business after business, and has been to court and sued twice due to minor things he could of easily avoided with EXPERIENCE. 

We all learn best when we do the uncomfortable & hard stuff first.

I'm a newbie wholesaler "to be" and I don't know why I'm chiming in, but I don't understand why this has to be a pot of gold and so unbelievable. 

I saw this amazing guy a few months back at a convention in Vegas. His name is Nick Vujicic . After you look him up, come back here and say virtual wholesaling is not possible. I believe it's not only possible, but it seems like a win win situation for everyone involved.

Thanks and for that link and honestly, I'm so excited since now I'm starting to recognize deals. It's pretty nice and I still may make an offer, but I definitely need to study the numbers and come up with fair and honest comps.

I'm not comfortable calculating a.r.v. and the 7% formula just doesn't add up. I guess I can call, but it does me no good if I don't know how to come up with an accurate offer...

Newbie Wholesaler..."to be"

First of all, this is why I have yet to wholesale a property. I believe in educating myself as much as possible before I even attempt to approach a seller and offer to a REIA or rehabber . I have passed up a few possible great deals b/c I want to not only feel like I know what I'm doing. I want to start off on the right foot. I also want to calculate comps comfortably. I'm seeing that the numbers are where it becomes the trickiest. Marketing, approaching sellers and finding deals are all the most simple parts to learn. Calculating cost, A.R.V. and coming up with a number where everyone wins is definitely not as simple as the 7% formula. I am so excited to start, but not until I can represent myself as professional and accurate as possible. I think that may be pretty soon though!

I have been studying wholesaling RE for the last three months. I still don't understand quite a bit. I just saw a deal in a great part of town, hunting,fishing little land. Although it's 35 miles from a major city, it looks like it's priced almost 90,000 to 120,000 less than most homes in the area, comparing size, bedrooms, etc. It's in amazing shape too.

The ad says it's a motivated seller and taking offers but it's been on the site for a little over 1 month now. Can someone help me with this? It seems too good to be true so I want to call them and ask what's up? Why etc. PLEASE help, thanks.

I know because I've done my homework and the three that I listen and read regularly are the real McCoy. I'm a beginning WHOLESALER BTW. The problem is, human nature is to divert from a mapped out plan with specific directions. These so called gurus, like Sean Terry, Phil Pucgeskovoskkyyy lol and Todd To.back map out everything and many people steer away from it because they think they know better. When you divert, you fail. 

Anyways, they are the real deal. I love their free courses, blogs & free ebooks. I'm actually going to join one of these guru courses very soon.

The only part I do not agree with is jumping in without a parachute. I will study until I'm comfortable and then fill my basket carefully. My marketing is underway and my buyer's list is growing so that part is working. 

Also, I know that if I wanted to, I could get a deal under contract and flip it pretty quickly. When I say pretty quickly, I'm talking 2 months.I think it really depends on the person. My cousin who just started 5 weeks ago, got a foreclosure under contract from a postcard reply, already, so it's very possible.

Why would you come on here whining about having no money???

First of all, Antonio if you have 347 posts and haven't taken action in rei yet. You never will, you need to take action and some of these so called gurus are awesome! Even though I haven't paid for anything yet, b/c you don't really need to. Also, those gurus are actual real estate investors or agents making big money.
