I live in the Magnolia area myself, our office is off 2978, there is definitely a lot of potential there. Also along 249 they have completed that construction extremely fast. They have a new gated community development there, Woodtrace so Tomball would be a good location as well.

Hi Sean,

I would love to discuss development projects with you. I'm with Elevated Custom Homes, we're a custom home builder. We work consumer builds but also JV with investors on development projects mainly have been focused on tear down/rebuild in higher end area $1-1.5mm level in Spring Branch East, Bellaire City, etc. We are also working on townhomes developments as well. I'd love to connect and maybe you can visit one of my sites sometime as well. Our partners are open to a variety of development projects high end single family, townhomes, small neighborhoods, etc. I am confident the economy will rebound post Covid. The Houston and overall Texas economy is a strong driver for construction. Look forward to collaborating with you.

Elevated Construction & Design, make sure to use someone who gives you detailed scope of work, work/payment schedules, etc. If you can establish a long term partnership that’s your best bet as you scale.

Best way to get into developments is to JV and do a decent sized development in a higher end area. That way you have more dollars to go around and can make it worth it for multiple partners to jump in to fund on a larger deal.

Ray,

I appreciate you taking the time to respond. I will definitely start by looking through the resources on the website and go from there. I definitely am not going to just disappear. I quit my career job to start my own business in construction/remodeling. I am very ambitious and when I set my mind on something I get it done. 

That was the reason I went to the seminars and even considered spending the 25K because I know I can learn and gain the education I just need someone to guide me with questions I have along the way. I am pretty sure I can figure it out on my own. It's just when the real estate law and properly structuring a deal come into play I would like to have someone who can guide me through my first few deals so I can get the hang of it.

I will go through the "Driving For Dollars" and other resources on here and then get in touch with you from there. Again, I appreciate your feedback and support.
