@Clint Harris Absolutely fascinated by your post! I've been studying the pros and cons of several REI strategies for months now and this hits home. You mentioned it's tough to get into the market these days due to the entry barrier. Is this because your strategy consists of buying these properties in cash? Based on everything I have read, I'm being told to buy cash if I can and implement the BRRR strategy. In this case, the R would an STR :)
Knowing what you know today, what would you do if you were just starting out and had 50k to invest...what if you had 100k to invest? This also assumes you already have a primary residence so you can't house hack.

@Kenneth Garrett How did you find your partner? Did you offer something in exchange for the education and experience? (I.e. some skillset your partner could use). I ask because I'm in that same exact spot.
I'm a Systems Architect by trade so I know how to manage and implement projects quite well. I'm trying to find an experienced investor I can team up with, gain some experience but at the same same offer my time and knowledge

@Alexander Felice What would you consider "end game"? Curious bc I'm a novice at REI and was all amped to go down the BRRR road.

@Andrew Goodwin I've been trying to convince my wife to do the same in Pilsen/Bridgeport. Granted, not much available in the Pilsen area (yet). I'm curious to how many people are approaching their BRRR projects with cash on hand versus financing. What were you thinking for your house hack?

Hi everyone! I am Henry Massey, coming to the group from Chicago, IL. with 15+ years of software implementation experience as a Solutions Architect. Though that has nothing to do with Real Estate, it is a skillset that I believe can be very useful in REI partnerships. I have personally designed, managed and implemented for 20+ Fortune 500 companies.
That means I know how to gather business requirements, design solutions, implement according to budget/time AND manage the client through the journey.
So what am I getting at? I want to join a group of investors who are looking for this skillset in their partnership. As Brandon Turner and some other fine folks from BP have stated, there are 4 pillars in a partnership: the Hunter, the Brain, the Collector, and the Hammer (implementer). That's where I come in. Some want absolutely nothing to do with contractors nor want to manage the rehab in a BRRRR project or make sure we're moving according to plan (budget/time). This is where I know I can provide value. I am looking to learn as much as possible from my fellow gurus as I am a novice in REI but I don't come to the table empty handed. I am located in Chicago, IL so if you are in this market and looking for an extra hand, let's talk!
