 I had one of those. Every damage that you mentioned. the wood floors were black from urine. 5k in damage that I had to eat in 2001 dollars. The stench was unbelievable.

stop messing around. Get an experienced eviction attorney that does them buy the boatloads.

Correct. Definately no pets. But raise the rent anyway. You're doing yourself no favor with a low rent. Screen, screen, screen.

If it's a courthouse steps auction, there are no liens. I haven't been to one for 10 years, but this was the rule. Liens are wiped.

Near age 60, 70 or so, For Sale by Owner contracts. Sell one by one as needed to lower the stress and hassle level.

He didn't say service animal, he said "pet". I honestly heard him say "pet". The tester messed up.

Make him prove he said "service animal".

PS, hopefully an attorney that knows what he's doing. Some are really stupid and are willing to learn on your dime. So do the proper research.

I know nothing about Florida. But here's how the big boys do it when they buy a building or whatever.. Boom!!! Done. None of this incremental crap.

You need to check your city and county laws, not just state. Or find a real estate attorney in your city.
