In any town USA other than Seattle, I would gather up all 20 applicants and pick the BEST/HIGHEST qualified tenant. In Seattle the law, by city council,  requires the 1st qualified tenant. PM's claim over 60 percent of Seattle landlords have quit. Seattle now has a very serious availability problem. Many rentals have been sold and are now owner occupieds.

Try to get an idea of whats in there. Have a friend pose as selling encylclopedias or something and look in the door. The sheriff will want you done in 1 hour usually, that's why he wants 4 bodies, then he's off to the next one.  Main thing is to get it all outside. Have someone to do the locks too.

That’s a good idea.  It may be a bit beyond my “pay grade” however.  Thanks for the feedback.  
Mine too! I'm a clown on an excavator. Hardly experienced. Slow and careful. A pro would have been done in 2 hours. Seriously, if I can do it, anyone can. My ONLY attribute is tenancity. Do it on a Saturday.  Have sheets of plywood for the dirt sides, for safety.

What the idealistic little 22 year old boy at the Colorado housing office says doesn't mean anything. Ignore him. It's your lease, she signed it. That's the important part. Hopefully it says when and how much rent is due. End of story. If she's asking you for a ledger of rent payments I don't see any harm in it. Make sure it show's every payment, including the times when late. I believe you're only obligated to provide this if the payments were by check or cash. If the payments were online, she has her own record. The bank will probably ask if you think she's loan worthy. That's when you hang up the phone----nah, just kiding.... If she's been a good tenant, I'd do my best to help.

For sure. But this is in Indiana.

 Nice. I've been meaning to make a list of states where all landlord has to do is serve 20or30 day notice on a month to month, and the states where you can't.  NOLO, sort of has a list, but its quite out of date.

You can't. A judge won't allow it. If you have a "professional" tenant that disputes your charge, the judge will throw out your hours charged.
Sucks doesn't it? Make your tenant fix it professionally, or hire a contractor. Or eat it.  Talk to your tenant about it. Tell him what you see
and what you think its worth, see what he says. IF he gives you grief, hire the best contractor, that's what the money's for.

Laws are changing. Hiring a company to do a background check guarantees NOTHING. Some states don't allow evictions to show. Some hide other things. WA state no longer allows searching the courts history online. Starting this year, If you want to search someone's court history you must go to the district court and search their computers there yourself. After having a notorious crimial that showed clean, I've learned my lesson. Zillow background check, you gotta be kidding, worthless.
