Post: Tiny Home or Cottage Type Investments

Hello everybody!

I was wondering if anybody has had any success developing a "tiny home" village or cottage community? 

The idea struck me about a week ago and I've been researching anything that I can find out about the topic. My idea is to put multiple tiny homes and lease them individually to couples or single people. In my area affordable, decent, and trendy housing is hard to find so I really wanted to develop that market in my area. I have multiple construction contacts and I can get them built at a good price with extremely good quality. 

I am struggling because I'm not sure about zoning and regulations. I know it's not as simple as buying a piece of land and making sure it's zoned residential and then putting multiple "buildings" on it and then leasing it out and making money. I just don't know how to classify it. Would my idea be considered a manufactured home park or a multifamily residence?

Any thoughts are appreciated.

I am a business management college student with experience negotiating, budgeting, and managing people. I want to propose deals to my mentor for them to be able to close and expand their portfolio. I just want the feedback so that I can see how they determined if it would be worth their investment.

I am currently and have actively been looking for a mentor in the real estate world. Someone who has experience with rental properties, fix and flips, and buy and hold. I am struggling to find someone who is willing to do this. Does anybody have any tips to finding a mentor?

Hmm...Well you guys have given me a lot to think about. Both are good answers but I'm not sure which we should choose. I will work the numbers and see which I feel will be most beneficial.

Hey BP, Here is the situation. I've been interested in real estate for years now. I am currently in college and working full time in the insurance industry just to make ends meet. I have a partner who is my investor. I find the deals and she funds them is how this will work. She wants a rent house to start that way there is a steady revenue. Would a SFH or duplex, triplex be better? I can see upsides and down sides to all. Any advice will help.

You guys are full of wonderful wisdom and I really appreciate the knowledge. It just baffles me how people are so pro flipping. It's a good opportunity if you can find the right buy but I see people doing it all wrong. People buy houses worth so much and do little to no renovations and expect huge returns

I just had a quick question but what exactly is the Internet in flipping houses? I know there is potential for large profit but it seems like everyone is obsessed with trying to flip houses. Is every market profitable for flipping houses? Just a curious new investor. Thanks Chris
