Deals are becoming tougher to come by, but there's certainly some opportunity out there. What types of properties are you looking at? What makes you interested in Lexington? Will you be investing from Idaho?

@JJ De La Llera 40508 is a very big and very different zip code neighborhood to neighborhood. Transy, Bell Court, Georgetown Road Corridor, NoLi, South Hill, etc. I don't do this currently, but imagine it would probably work in some of the aforementioned, but not in others. Good luck!

Hi @JJ De La Llera - Not sure if this is helpful or not, but we turned an awkward 1400 sq foot 1/2 into a 3/2 and added a ton of value. Went from a purchase of price of $65,000 to an appraisal amount of $173,000. Probably put about in ~$40,000 of rehab to get there. Property is in an transitioning neighborhood in Downtown Lexington.

Hi @Caelan Lebryk - Greetings from Gratz Park in Downtown Lexington! I think @Reed Meyer nailed it. It's all about your comfort level and it's all relative. Anecdotally, my first property was a house hack in a Chicago neighborhood that a lot of my peers would have never touched. It was hard enough to get them to come visit. Ended up being a great deal for me. With that said, I have a pretty good idea of where you're talking about in Lexington. Feel free to PM if I can be helpful. Good luck!
