Hi Chris,
Welcome to BP! I am also new to the investing world. I am currently on maternity leave and am using as much of the time I can to learn about the buy and hold strategy. I am hoping to secure my first 2-4 family deal by year end. I actually work in Hoboken and am scheduled to return to work soon so maybe we can connect some day soon. In the meantime, I absolutely recommend listening to as many episodes as possible on the podcasts. I definitely feel there is a lot of great information out there, but as a newbie it can be hard to know where to start. In the Bigger Pockets Ultimate Beginner's Guide to Real Estate Investing, there were several podcast episodes that were cited for beginners so I would personally start there and also look through the recommended reading list.

Thanks Jon! I will definitely try those out. I did not think to call property managers though. Great suggestion. Appreciate it. I'm trying to invest near where I live for now, but if I continue to not find optimal deals, I may have to venture out a bit and possibly even look out of state. NJ's high taxes make it really difficult for cash flow deals.

Does anyone know a good map that breaks down how many owner occupants versus rentals are by specific location? I don't only want the data that is available on the census which gives you information by city, but was hoping to look at a map that you can narrow down by zipcodes and even neighborhoods within a specific city? I am asking because I am trying to narrow down my target market(s) for investing. I want to do a buy and hold strategy and want to ensure there is enough of a rental market where I am looking.
I was wondering if you ever found that map and could point me to it? I am looking for something to make my job of finding deals a bit simpler and what you described sounds great.

Can you tell me what the taxes are on this property? Also, where did you get the rental numbers from out of curiosity? I presume your assumption is it will rent for those amounts after renovations are complete? Finally, are you looking for cash only offers on this property?
