Just don't use your name. It can't be your alter-ego or else it's useless.
In my opinion, you don't need an LLC if you don't have assets to put under it. Starting an LLC and filing it's taxes costs a lot of money for no reason when it's not protecting anything - ask me how I know!

@Daniel Weaver you may be correct. The 5% was from an internet search, but perhaps they haven't passed that yet. It is proving difficult to actually get answers on this.

Can anyone currently investing in Short Term Rentals in the Memphis area shed some light on the current rules and regs?
The ones I know of so far are (please correct if wrong):
5% Tax
Option for the city to inspect for code compliance
Option for city to inspect for food and safety compliance
Someone associated with the property must live within 50 miles of rental

Thanks for the insight @Doug P.. I was also thinking this might be the time to pivot. People in my network are still buying (although slowly); so maybe it is time I changed my marketing up a little.

I'm having trouble with the ROI on my marketing as we (I feel) near the top of the market. Everyone knows good deals are getting harder to find even if you change your strategy up a little. So the question becomes, are you decreasing, increasing, or maintaining your marketing budget while we near or hit the top of the market? When does persistence become irrational? I've only been in this game for 2 years so I've never seen marketing work on the down slope of the market.
