@Sequoia Pedersen North ga is a great bet IMO. However, for occupancy the dahlonega and Helen strs seem to be fairing better than ellijay, blue ridge is solid but higher price points. All depends on your goals of course :)

I am an investor and a mom of 3 and 1 year old.

I knew I didn’t want a old school lead generation type of brokerage or a team with a W2/job kind of environment. I wanted to do things at my pace, on my time, in my preferred way.

I followed other investor realtors who were with EXP so I just jumped in. I love it, but it’s not for everyone!

EXP seems to be on the lists for best brokerage for part timers. And we have a really strong investor community here.

Ok here’s the deal with this, technically you are supposed to pick the individual who has been the most influential in your decision to come on board with EXP.

That said, if it’s a tie, go with your gut on which group you vibe most with.

Don’t worry so much about local vs remote IMO. Most of my group is in FL and I’m in GA. I’m very connected with them though bc we have morning calls and fb group etc.

I have only ever been with EXP.

I think it’s a great choice if you are:

super bought into the model

part of an internal group that is supportive

connected with a great mentor

tech savvy

comfortable working remote

Self sufficient

Resourceful

Need flexibility

Not a bad idea to join a team if you want to get things going quicker. Perhaps interview teams instead of brokerages if you want to go that route. At the end of the day the brokerages all have pros and cons!

Owning rentals yourself or at least being driven by that goal is helpful.

Asking the right questions to uncover their vision and help them craft the game plan, seeing yourself as a part of their team and helping them with their REI journey, having passion for that!

Listening and being humble, willing to learn from them as well, sometimes you’ll have clients who are extremely knowledgeable, but people love to share their wisdom so don’t be afraid to expose ignorance by asking what they think whilst still being confident in your own knowledge, it’s a team effort!

You are going to help so many people build their empires, woohoo!

What is your top sales price that still yields your returns based upon their current rent?

If they have offers on the table above that that are solid, keep it moving and let them know you’re interested if it falls through.

No need to spend too much time asking questions of the listing agent if it’s not a realistic option.
