Just my two cents. I started as a new agent with EXP and love it! It is not the best fit for everyone, but I think the training is extensive. There is so much training opportunity that the problem really becomes having a good mentor and guide to streamline and clarify critical training over the “fluff” or add on trainings that perhaps should come later while putting the foundation together in a timely fashion.

Everyone seems to share this opinion that exp focuses on recruiting. I really do not agree with that. Some do, some don’t, And only if you want to grow a team or down line of agents would you participate in those trainings. The vast majority of training is focused on the day to day business of being realtors.

That said I have seen many new agents come and go, but I suspect the same dynamic occurs at other brokerages with similar complaints being heard.

At the end of the day the brokerage is the tool and the agent must have the mindset of “I am creating my own business” and if they aren’t ready for that they definitely would want to join a team that they properly vet. Even still some teams appear amazing from the outside and once they join the looks can be deceiving! It still comes down to the agent… perhaps reading Jacko’s Extreme Ownership should be required reading for all new agents. ;)

Anyone out there find str insurance under $2k?

I’m with Foremost and there almost double in the past two years. I’ve exhausted the obvious competition and wondering if there are any out there who’ve come up with a creative solution or found some cheaper carriers?

I love this, thanks for sharing. Moral of the story - Top 4 MSA's still good horses to bet on? I can't speak for the other MSA's, but I think North GA there is so much room for growth, location b/w regional airports is helpful, and I'm excited to see where Kemps focus on attracting Green Energy MFG to GA will take us.

I'm partial to North of ATL - There are a lot of major job adding investments / expansions happening in Hall County, Cartersville, and Dalton areas - We are desparate for more rentals (even mobile homes rent for $1500+ in North GA) So theres a huge need all over here - but we have a major housing shortage still as well. That said if you are willing to do renos those seem to sit longer.

Gov. Kemp wants GA to be THE state for green energy MFG (hence his visit to the G20 Summit). If QCells is focused on North GA, with our lower crime, beauty, less traffic, and proximity to other regional airports as well as ATL, my money is on North GA for continued growth.

Sadly our construction financing plan fell apart, so now we are building a pole barn house w/cash to live in until we can make the dream home a reality! I'll be framing the house plans as expensive art on my wall in the meantime ;)

As a realtor, in my humble opinion, I am not a fan of double sided deals - I have super successful realtor friends that do it, but I choose not to. I think it can get messy, opening yourself up to litigation issues. For me if a buyer approaches me directly w/o a realtor and wants to put in an offer on my listing I would refer them to another agent (and take a referral check, bonus!). I believe this is better for all parties. Just my two cents.

I totally agree. Demand has lessened and institutional investors are pulling back, so now is the time for mom and pop to start writing offers. If they wait for blood in the streets, they’ll be competing with institutional again and we don’t really know if that day will come, not anytime soon imo based upon our undersupply issue still ongoing (though trending towards). If they wait for rates to drop, what number is the ideal magic rate for them? The fed has made it quite clear to expect continued increases this year and we are still at 6-8% inflation so until we are back to a steady 2% rates are not likely to make a big move down…could be waiting a lifetime for your magic number!
