However, @Andrew Herrig & @Clayton Mobley most TK company do not include Cap Ex on their proforma, but only maintenance cost about 3% to 5% is it normal or .. that something we need to negotiate at the deal making to consider expenses (about 5%) for Captial Ex ?

what a great point from @Andrew Herrig "On paper you can get a lot of cash flow with a $30k house that rents for $600 per month, but capex and maintenance costs are generally going to be the same whether your rent is $600 or $2000 per month, and they eat up an enormous percentage of your rent in cheaper markets." as my goal is similar to @Travis Howser it lighten up the hidden part and @Clayton Mobley as well great clarification !! @William Truszkowski hummmm ....thanks for your clarification . Correct me if I understood your suggestion wrong .. 1) Refinance the TH, which I currently reside in (primary home with 4.75) to lower the interest rate. 2 ) Do HELOC on the first SFH ... here when I do HELOC, am I able to switch it to 30 year amortization same time (I need to refinance this place as well to increase the cash flow) or I have to do cash out refinance instead of HELOC? does cash out refinance would let me to pull out more cash than HELOC ?
Even if I found partner to work with in the area, it is hard to find multifamily units in DC, MD, VA. The competition is so high that beginners like me might not able to handle .. may be for the SFH, but less cash flow. I have a coworker (remote ) and relative who lives in Columbus advising that the multi unit property market is much better than where I am and after doing some research, I actually observed some affordable duplexes or more units. As far as Michigan City ... I heard it from a successful investor who resides in the city in BP forum ( may be I didn't do my home work well :) )

Thanks for the tip @William Truszkowski. Do you see any improvement in my strategy. 1) to get more out cash flow on the first property (may be cashout refinance for 30 years the payment goes down in a couple of hundreds of dollars hence increasing my cashflow instead of Airbnb ) 2) to get the maximum cash out route to finance the next unit (LOC or cash out refinanced ?)
