Hello All, is it common for property management companies to block tenants from paying online after they have a bounced payment? Why would they do this? Wouldn’t this just result in tenants even missing more payments since it is getting harder for them to pay? Thank you

Thank you Joe. It’s 10x more. It looks like the utility company has some program to provide one discount per year though when bill is more than average due to water leak.

Hello, we had a broken toilet pump on one of the units of my duplex rental property. This caused the water bill to increase. The meter is shared and each unit usually pays half of the water bill. Who would be responsible for paying the water bill increase caused by the leak? Thank you

One of the tenants in a duplex with a shared water meter is complaining that he should pay lesser than the other tenant because he doesn’t use the water that much. They are supposed to half the bill per the contract. I know I can say that he has to pay half per the contract but I do see the unfairness in this situation. I’m thinking of just taking over part of the payment and just have them pay a fixed monthly payment but has anyone else run into this issue and how did you handle it? Thank you

Ben, I visit my properties at move-in/out and approx two-three additional times in a 1 year period. If there is an issue during an inspection I re-inspect. Of course, during Covid19 all inspections are on hold. However, I am currently inspecting all yards as I continue to have spring clean up, gutters cleaned and houses pressure washed as needed. Always interview multiple PM companies before you hire and ask about inspections and ask for a report or summary after each inspection. Also, look at online reviews. Not all PM companies and PMs are as bad as some people above have experienced. Hope this helps.

I am looking at property management contracts and was wondering if $40 per hour is reasonable for time spent in legal matters such as evictions?

Do property managers usually visit properties with tenants in place just to check the home? If so, how often do they usually do this?

Hello, I have a property that’s a couple hours drive away so I am not able to stop by and check as much as I like. I have a situation where the lawn was not mowed for several months due to it being the winter time and grass not being long enough. The property manager has heard from the tenant that the grass needs to be mowed. Not sure if we should keep having to check with the tenant if the grass needs to be mowed but I also understand that it can be unpredictable when to mow the grass in the wintertime. Has anyone ran into this situation and what type of systems have you or property manager come up with to handle this? We have a regular 2 week schedule during summer and spring months so this issue is specifically occurring in the winter only. Thank you.
